Valley Rez manages rent collection with a zero-tolerance approach to non-payment. Late payments are actively pursued, and enforcement measures — including room lockouts and blacklisting of defaulters — are implemented in line with lease agreements. Rental income is disbursed to owners reliably on the last day of each month or on an agreed date, providing predictable cash flow and financial transparency.

Student Relations & Wellbeing

We provide a dedicated liaison who serves as the primary point of contact for students, addressing daily queries, concerns, and complaints. Valley Rez takes responsibility for the overall wellbeing of students within the property and manages disciplinary matters, noise complaints, and any issues that may arise, creating a safe and structured student living environment.

Staff & Property Oversight

Valley Rez manages all on-site staff, including security personnel and cleaning teams, ensuring the property is well maintained and secure. We coordinate repairs and maintenance at the request of the property owner and conduct monthly inspections of the property and student rooms. These inspections ensure compliance, safety, and that no prohibited or dangerous items are present, helping to protect.
